Uncomplicating Real Estate: Foreign Capital in Brazilian Properties via RWA

The Brazilian real estate market often boasts higher capitalization rates (cap rates) than the US and European markets. However, the flow of foreign capital into Brazilian real estate has historically hit a massive roadblock: the notorious bureaucracy of property registries and the slow setup of legal vehicles.

Tokenization is the ultimate tool for bypassing administrative friction. Instead of the foreign fund needing to acquire the physical property directly, the asset is encapsulated in an efficient local corporate structure, whose economic participation shares are tokenized.

The global investor acquires and trades the token on the blockchain, benefiting from property appreciation and rental income (yield), without dealing with deeds, local property transfer taxes (ITBI), or complex international power of attorney for every shareholder change. The secondary market becomes global and instant.

This fluidity requires precise initial modeling. Avalon conducts the feasibility diagnostic to ensure the token's architecture is in full compliance with Brazilian property law. We facilitate the 'go-to-market' of the national asset directly to foreign treasuries.
